Dealing with your nightmare tenant – Paul Shamplina

Not to be missed, TV’s Paul Shamplina will be getting Liverpool’s landlords up to speed on dealing with tenants from hell. Not to be missed, TV’s Paul Shamplina will be getting Liverpool’s landlords up to speed on dealing with tenants from hell. Landlords will take away the importance of thorough due diligence at the start of a tenancy, the need to act fast if things do go wrong and what those first crucial steps are to ensure gaining possession of their property is as hassle-free and time-efficient as possible.

“I’m really looking forward to delivering two seminars at the Merseyside Landlord and Property Show and helping more landlords know exactly what to do with problem tenants.  In the last few years, Landlord Action has seen a huge increase in the number novice landlords in the market place wanting to self-manage their properties. In most cases this is fine, until something goes wrong, such as a tenant stops paying.

“The buy-to-let industry is such a rapidly changing market, governed by increasing amounts legislation, that landlords simply can’t afford not to be up to speed.  It’s usually when things turn sour that a lack of experience and knowledge can be costly, therefore, education is key.”

Paul Shamplina, founder, Landlord Action.

The legal lowdown: tenancy deposits and landlord licensing – Paul Crowley & Co Solicitors

A crucial seminar for all landlords delving into the legal issues around tenancy deposits and Liverpool’s selective landlord licensing scheme. Delivered by one of the city’s key legal voices, Paul Crowley & Co’s head of commercial litigation, Derek Dawson will unpack the central legal issues you need to know.

“Tenancy deposit schemes and Liverpool’s selective landlord licensing scheme are key issues for landlords right across Merseyside. My seminar will address the legal topics that you need to know and will make that you’re up to scratch and fully informed.   The seminar will deal with the requirements on deposits and selective licensing and the consequences of failing to properly protect a deposit in a deposit scheme and have a licence, which landlords are often either unaware of or misunderstand.

“Making sure that you are operating within the law is absolutely crucial when it comes to building a successful property portfolio.  I want to make sure that Merseyside’s landlords are doing just this. It’s equally important to know your legal rights, especially where tenant disputes are concerned. I want visitors to leave the show fully confident in their legal position.”

Derek Dawson, head of commercial litigation, Paul Crowley & Co.

“For landlords letting out their property, it’s essential that they protect their investment and ensure that they have the right coverage in place. When it comes to landlord insurance the biggest mistake to make is a one-size-fits-all approach.

“Whether your student rental is stood empty between tenancies over the summer months, or you are renting out your property to asylum seekers, there are different policies out there to explore. I want landlords to know that specialist, tailor made policies are available and would urge them to make sure they know what the best, and most cost-effective, coverage is available to them.”

David Moffitt, retail broker manager, Carbon Insurance Brokers.
